What is the monthly maintenance fee (assessment)?

$235 per month.

When is the monthly maintenance fee (assessment) due?

The first of the month.  If not paid by the 15th of the month, a late fee of $40 applies.

Can I install a cable or satellite on the outside of my unit?

No. No modifications to the outside of a unit are permitted without prior Board approval. The Board does not approve the installation of cables or satellite dishes on the outside of a unit under any circumstances.  No drilling into masonry is allowed under any circumstances, even if a cable or utility worker says it's okay.

My roof or skylight is leaking, who do I call?

Please notify the association immediately, call any qualified, licensed contractor to evaluate the situation and if emergent, proceed with any needed remedy.  If it is a roofing problem, payment for the repair is the responsibility of the Association.  A skylight is considered a window (limited common element) and is the responsibility of the unit owner.  If you intend to replace your skylight, the Board should be notified in writing and in advance.  We recommend A-Abel Roofing at 708-646-3656.

Do I need to maintain insurance on my unit?

Yes.  The Association carries insurance covering the buildings from fire and other disasters and liability insurance, as required by the Declaration and by applicable law.  Unit owners should contact their insurance agent to obtain insurance coverage on the interior components and personal property in their unit.

My neighbor plays loud music, throws empty beer cans in the lawn and is unruly. Who do I call?

Disputes between neighbors are not Board issues.  But, if a unit owner is violating the law, then you are encouraged to contact the Palos Heights Police Department immediately and every time.  The PHPD non-emergency number is (708) 448-5060.  For emergencies, dial 911.  Otherwise, you are encouraged to work out issues on your own.  We do request that you notify the Board of recurrent problems so that we may keep tabs on problematic situations.  Keep in mind that if the Board has to become involved in resident disputes then any Board decisions are to be considered final.

Is renting allowed?

Yes, but several conditions apply. At the present time no additional rentals are allowed. Please refer to the Rules and Regulations for more details.
